ROOF REPLACEMENT PROCESS

Replacing a roof is a significant project that involves careful planning, safety considerations, and skilled work. Here’s a detailed walkthrough of our entire process:

1. Planning and Preparation

1.1. We Assess the Roof's Condition

Inspection:

We check for signs of damage, leaks, hail damage, wind damage or structural issues. We determine if the existing roof can support a new layer or if a complete tear-off is needed.

Insurance Claim:

If your roof has significant weather damage you may want to call your insurance company and ask to open a claim. In the event of a natural disaster of any kind, insurance could help with the cost of a new roof. Once you call your insurance company, it typically takes 3 days for them to get back to you with a date that they will send an adjuster out. Once they set a date, you notify us, and we meet the adjuster at the home whenever they are scheduled and simply point out the damage we noticed.

NOTE: It is very important that we are there to point out the storm damage because adjusters often miss damage.

1.2. Choose Materials

Types:

Decide on roofing materials such as asphalt shingles, metal, tile, or slate. Consider durability, cost, and aesthetic appeal.

Color and Style:

Choose materials that complement the home's style and climate.

1.3. Obtain Permits

Local Regulations:

We check with local authorities for required permits and building codes. Ensure all paperwork is completed before starting the project.

2. Removing the Old Roof

2.1. Tear-Off

Start at the Peak:

We begin removing the old roofing material from the top down.

Use Tools:

We utilize pry bars, roofing knives, and shovels to remove shingles or tiles.

Dispose of Debris:

We use a dumpster or a designated area for debris. Ensure proper disposal in accordance with local regulations.

2.2. Inspect the Decking

Check for Damage:

We look for rot, mold, or structural damage. Replace or repair damaged sections of the decking (usually plywood or OSB).

2.3. Remove Flashing and Other Components

Flashing:

We remove old flashing around chimneys, vents, and skylights.

Ventilation:

We check and replace roof vents as needed.

3. Installing the New Roof

3.1. Install Underlayment

Felt Paper or Synthetic Underlayment:

We roll out the underlayment over the entire roof deck. Overlap the edges to ensure complete coverage.

Secure with Staples or Nails:

We fasten the underlayment to the deck.

3.2. Install Drip Edge

Location:

We install metal drip edge along the eaves and rakes of the roof. This helps direct water away from the roof and prevent damage.

Fastening:

We nail or staple the drip edge into place.

3.3. Install Flashing

Chimneys and Skylights:

We install new flashing around these areas to ensure a watertight seal.

Ventilation:

We install any necessary roof vents.

3.4. Install Shingles or Other Roofing Material

Starting Course:

We begin with a starter course of shingles at the eaves. This often involves special starter shingles or cutting a few shingles to create a uniform edge.

Shingle Layout:

We lay shingles from the bottom to the top of the roof, overlapping each course as we go.

Nailing:

We use roofing nails to secure each shingle. Follow manufacturer guidelines for the number and placement of nails.

Cut and Fit:

We trim shingles at the edges and around vents, chimneys, and other roof features.

3.5. Install Ridge Cap

Ridge Shingles:

We install ridge cap shingles along the roof's peak. These shingles are designed to cover the top ridge and protect the roof from leaks.

4. Finishing Touches

4.1. Clean Up

Remove Debris:

We clear all debris from the roof and surrounding area. Dispose of old roofing material properly.

Inspect:

We conduct a thorough inspection to ensure all shingles are properly installed and there are no missing or damaged pieces.

4.2. Final Inspection

Check Work:

We ensure that all components are correctly installed and sealed.

Verify Functionality:

We check for proper water drainage and that all flashing and ventilation are correctly positioned.
